When you search office in Japanese real estate website, you’ve probably seen this word ”Tsubo’‘(坪).  A tsubo(坪)  is a Japanese unit of area measurement mainly used in real estate, that equals roughly 3.3 square meters. Therefore, the unit price per Tsubo , which is called ”Tsubo-tanka” (坪単価),  is very important to compare office spaces.

In Tokyo, business areas are mainly located in 5 wards: Chiyoda ward, Chuo ward, Minato ward, Shibuya ward, and Shinjuku ward. As you see, average Tsubotanka really depends on the area. For example, Marunouchi and Otemachi area are close to Tokyo station. Therefore the average fee is higher than the other places. If you would like to cut the cost of rent fee, No.2 or 3 area from Chuo ward is good for you.
